Why Atalaya Property Advisors exists, and what it refuses to compromise on.

Atalaya Property Advisors is the personal practice of Antonio Voin, an independent advisor based in Garrucha and specialised in the coastal property market of Mojácar. His path combines early experience in financial markets with a progressive, deliberate entry into the real estate sector, through the Tecnocasa agency model, a franchise experience at RE/MAX, and work with an online proptech broker.
That cumulative experience led to a clear conclusion: the Spanish coastal property market does not need another agency with a catalogue to rotate. It needs advisors who can value rigorously, represent without conflicts, and accompany the client through every step of a decision that is often the largest of their life.
Antonio holds formal certifications in real estate practice, judicial property valuation and mortgage advisory, and is a registered member of the API professional college under number 02388. The practice operates without a storefront office, by design, because the priority is being on the ground with owners and buyers rather than behind a desk.

The real estate market of Mojácar and the eastern Almería coast has a structural conflict of interest that established operators cannot resolve, because resolving it would destroy their business model.
Most agencies operate with in-house property catalogues that need to rotate. Their incentive is not to find the best property for the buyer, but to close the operation with whatever they have available. A seller who signs with them does not know whether their property is being positioned at the correct price, or at the price the agency needs to close quickly. An international buyer arriving from the United Kingdom or northern Europe has no way of knowing whether the property being shown is the one that suits them best, or the one that suits the agency best.
Atalaya Property Advisors exists because that conflict is real, widely acknowledged in the industry even when it is rarely named out loud, and no established operator can eliminate it without dismantling the model they depend on. Our model is different from the outset. We do not carry a forced inventory. We work exclusively, with a reduced portfolio, and we have a single fiduciary-style commitment: to serve the best interest of the client on each specific mandate.
An atalaya is an elevated observation point from which the territory can be read in full. On the Almería coast the term carries four resonances at once. Architecturally, it evokes the historical watchtowers that punctuate the Mojácar coastline. Geographically, it is the name of several prominent urbanisations in the area, which anchors the brand in the local map that residents recognise immediately. Conceptually, an atalaya sees what others do not see because it stands higher, which is precisely what a certified appraiser offers compared to a generalist agent. And in English, the word travels without translation.
Adding "by Antonio Voin" makes the brand inseparable from the person accountable for it. In a local market where trust is built around individuals before companies, that is a deliberate commitment, not a marketing decoration.
What we commit to
Every property we represent, every offer we advise a buyer to submit, and every valuation we sign has to pass an internal test: would we make the same decision if the money at risk were ours? If the answer is no, we do not move forward, regardless of the commercial consequence.
A reduced number of properties under exclusive mandate is not a limitation, it is a guarantee of attention. Each property receives full marketing investment, qualified buyer identification and direct follow-through from listing to completion. We will never be the agency with the longest catalogue. We intend to be the one with the cleanest record.
Valuations are grounded in closing-price data obtained through the API professional network from Land Registry sources, recent comparable transactions and urbanistic analysis. We do not quote what we hope to sell for. We present what the property is technically worth, and let the number speak for itself.
No franchise. No affiliated bank. No developer tie-in. No volume targets. Our compensation comes exclusively from clients who have chosen to mandate us, which is the only structure that aligns advice with outcome. If we ever face a situation where our interest and the client's diverge, the client wins by default.
Professional membership
API is the professional college of real estate agents founded in Catalonia with nationwide presence. Membership requires completion of a 250-hour certified training curriculum covering real estate practice, property valuation and mortgage advisory, and adherence to a formal code of conduct overseen by an ethics committee of jurists.
For the buyer or seller, the API seal is a practical safeguard. It means the advisor is registered, identifiable, accountable, and bound by rules that can be enforced. Repeated malpractice can result in expulsion. That is not something a non-regulated agent offers.
Membership also grants access to professional tools, including an internal platform through which members can consult closing-price data obtained from Land Registry sources. That data is the foundation on which our valuations are built.
