Mojácar Playa · South
The premium residential resort anchored by the Cosentino family, at the southern gateway to the Cabo de Gata Natural Park.
Macenas Mediterranean Resort is one of the most ambitious residential projects on the Almería coast and the one most clearly positioned for the international premium buyer. It occupies a stretch of coastline at the southern limit of Mojácar municipal territory, immediately adjacent to the Cabo de Gata Natural Park.
The resort is owned and developed by the Cosentino family, the globally recognised Almería industrial dynasty behind Silestone and Dekton. That ownership structure is not incidental. It is the reason the project has been built to standards of architectural quality, landscape integration and construction materials that are unusual on the Spanish residential coast. The masterplan was developed by the Rafael de La-Hoz architecture studio and the golf course was designed by Blake Stirling and Marco Martín.
Three structural factors differentiate Macenas from the older, incrementally developed urbanisations of central Mojácar Playa. First, the masterplan is unified, which means street design, landscape architecture, beach club, commercial services and hotel operation are all managed under a single coherent standard. Second, the construction materials and finishes use Silestone and Dekton from Cosentino, which in practice sets a higher baseline for quality than most competitor developments on the coast. Third, the resort operates with twenty-four hour security, wellness facilities, a beach club and an infinity pool overlooking the sea. That concierge-adjacent positioning is rare in Almería.
The resort contains several distinct residential products. Los Patios and Los Altos are apartment-style developments within the Andalusian-white-village aesthetic the resort has cultivated. Las Villas de Macenas are detached villas built on plots of 600 to 1,100 square metres with private pools and customisable interior specifications. Las Terrazas de Macenas is a more recent phase oriented toward international buyers seeking a new-build with immediate occupancy. Each product serves a different buyer segment and a different price bracket, which is one of the reasons Macenas rewards advisory depth: the right property inside the resort depends on which product aligns with the client's actual use case.

What defines Macenas
Ownership by a globally established Almería industrial group with decades of track record. That matters because the project is not a vehicle built to exit quickly. It is a long-term asset its owners intend to operate and enhance for generations. For buyers, that translates into infrastructure, services and landscape investment that continue after the initial sales phase.
The golf course designed by Blake Stirling and Marco Martín is integrated into the resort landscape rather than bolted onto it. It is a genuine amenity for residents, not an external facility requiring travel. The course is unusual in the region for its topographical integration and natural-garden aesthetic.
Direct beach access, an on-resort beach club, an infinity pool with sea views, and a social club that functions as the hub of the community. This is a level of amenity that does not exist elsewhere in the Mojácar market and is rare in Spanish coastal residential outside the Costa del Sol luxury enclaves.
Silestone and Dekton surfaces, high-specification finishes, landscape integration informed by the Rafael de La-Hoz architectural vision. The baseline quality of the construction is significantly higher than the older stock of central Mojácar Playa, which has implications for both current-use comfort and long-term resale value.
The resort sits at the northern edge of the Cabo de Gata Natural Park, one of the most protected and geologically distinctive landscapes of the Mediterranean. For residents who value walking, cycling, swimming in unspoiled coves and access to unspoilt coastline, Macenas offers a setting that is both serviced and wild, an unusual combination.
Our advisory perspective
Macenas is an attractive destination, but it is also a complex one from an advisory standpoint. The resort contains multiple phases built at different times, with different community fee structures, different service inclusions, and different resale dynamics. A 2-bedroom apartment in Los Patios does not behave the same way as a villa in Las Villas de Macenas. A new-build in Las Terrazas does not behave the same way as a resale in an earlier phase.
We have visited every accessible phase of the resort and we understand the community structures that govern each. Before recommending Macenas, we verify the specific phase, the specific community charges, the specific service inclusions and the recent transaction history of the comparable property type. That is not standard practice among agencies that advertise Macenas as a single undifferentiated product.
